Senior Quantity Surveyor

Job Description

The Senior Quantity Surveyor is responsible for managing all commercial and cost-related aspects of construction projects from pre-contract through final account. This role plays a critical part in ensuring financial control, cost certainty, and value optimization across Design & Build projects, working closely with architects, project managers, engineers, and contractors. The position requires strong commercial judgment, hands-on cost management experience, and the ability to operate effectively in a fast-paced, multidisciplinary environment. The Senior Quantity Surveyor will provide cost leadership while supporting design development and construction delivery to achieve both financial and project objectives.

Key Responsibilities

• Manage pre- and post-contract QS activities, including cost planning, BoQ, and tender evaluations
• Control project budgets, cash flow, variations, and final accounts
• Support tender negotiations and contract administration
• Provide accurate cost reporting and forecasts
• Identify cost risks and value engineering opportunities
• Coordinate with architects, engineers, and contractors

Requirements

• Bachelor's degree in Quantity Surveying, Construction Management, or related field
• Minimum 7+ years of QS experience with proven experience handling Design & Build projects, preferably in residential, hospitality, or mixed-use developments.
• Strong exposure to both consultancy and contractor-side cost management is a plus
• Proven ability to build and defend BoQ/RAB and negotiate with owners/developers/consultants
• Strong contract fundamentals (payment milestones, retention, DLP/warranty, VO mechanism, scope definition)
• Technical literacy (drawings/specs) + strong documentation (clarification logs, scope annexes)
• High integrity and discipline on confidentiality
